Hear about it before it’s news.
Every data center in Georgia starts as a line in a county or city meeting. Groundbreak reads those meetings every hour and shows you the ones that matter, with the page they came from and who to call.
The terminal on Monday, November 2, 2026. Real records, nothing staged.
So far we’ve read 249 meetings and 2,887 agenda items. 89 were worth your time.
Most of a county agenda is road resurfacing and alcohol licenses. Groundbreak reads all of it so you only see the rezonings, codenames, incentive deals and permits that point to a data center. Every one of these numbers goes up each hour the scanner runs.
How early
Project Camellia was in Effingham County’s public record eleven weeks before its site plan came up for a vote.
This is how it showed up in Groundbreak, one meeting at a time.
A codename, a date, and nothing else. Groundbreak flags it.
The development authority, the site plan, a payment-in-lieu-of-taxes deal, water, power and traffic, laid out in public.
An easement with Octans is approved. The site plan for Gateway Parkway, Rincon, filed by its agent, is postponed.
Groundbreak has had the name, the parcel and the agent since September.
What it finds
Everyone sees the crane. Groundbreak shows you the meeting that put it there.
Two records from October, quoted exactly as the documents print them.
DataBank Holdings: rezoning and annexation, second reading
“Z26-05. 218 Industrial Park Rd. Applicant: Databank Holdings Ltd…”
Bartow County’s website blocks automated readers. The city’s doesn’t, so the project shows up there.
Microsoft’s Tyrone data center: design status and new ordinances
“Microsoft stated that the Tyrone project remains approximately 10% through the design process and continues to consist of two proposed data center buildings using closed-loop cooling…”
Two buildings, 10% designed. A mechanical or electrical contractor knows exactly where that job stands.
How it works
You don’t read 200 agendas a month. We do, and we show our work.
County commissions, planning boards, development authorities and city councils, plus state permit notices, checked every hour.
Deal means the record ties the item to a data center. Watch means a large tract, a codename or a rule change worth following. Every flag carries the exact quote and page.
See who is behind it and who spoke for it, track it in your pipeline, and export it for your team the same morning.
The terminal
One screen to start the day: what changed overnight, what’s up for a vote, and what you’re tracking.
New filings, approvals, denials and postponements from the last week, grouped by project.
Every record about the same codename or site in one place, across boards and months.
Applicants, agents, attorneys, engineers and county staff named in the record, with the quote that names them.
Track projects, counties and companies with your own status, follow-up dates and notes.
Where projects sit, and every upcoming hearing and board meeting, with calendar downloads.
Rules and moratoriums, largest tracts, stated megawatts and incentives, and everyone named.
Open the original PDF at the exact page behind any record.
One-page PDF or Word brief for a record; Excel for any search.
Who it’s for
People whose next job depends on knowing first.
Electrical, mechanical and civil teams who want to be in the conversation before the GC picks a bench.
See the project, the developer and the timeline before the bid list exists.
Watch which tracts are being assembled and rezoned, and by whom.
Follow rules, moratoriums and how each county is voting.
